Representation From Experienced Real Estate Lawyers
Since our founding in 1963, we have built one of the largest real estate practices in the state. Our clients come to us for our experience and our ability to achieve results quickly and cost-effectively. Our clients can expect hands-on representation from experienced attorneys, and that is what McBrayer, provides.
Commercial And Residential Real Estate Transactions
McBrayer provides a full range of services for all aspects of a real estate transaction. Our experienced attorneys handle a broad range of commercial and residential real estate transactions. The firm has handled over 20,000 real estate closings. Our attorneys counsel buyers, sellers, as well as landlords and tenants in every aspect of a real estate transaction. Our full-service representation includes, as necessary:
- Title examination, title insurance and clearing title issues
- Deeds
- Settlement statements
- Preparation of loan documentation
- Contract negotiation and preparation
- Lease negotiation and preparation
Our practice includes representation of lenders and lending institutions involved in real estate transactions. We stay apprised of changes in the law and within the banking industry that may impact the business decisions lenders make regarding extensions of credit and foreclosures.
Student Housing Projects
College students do not want to live in dorms anymore. They want their own space. We are experienced in working with universities and real estate developers to build housing that meets the needs of modern students. As long as land is available within walking distance to the university, even if it is brown fields near railroad tracks, and there is a vision, we can handle all aspects of seeing that vision through to completion. We are available to work with all area universities, including:
- The University of Kentucky
- The University of Louisville
- Eastern Kentucky University
- Transylvania University
- Kentucky State University
- Morehead State
- Any other public or private institution in Kentucky and in other states
We have established relationships and continue to foster new ones with real estate development and management companies across the country that focus on student housing. These relationships enable us to efficiently put together plans and contracts that define student housing developments that work for the schools and for the students.
Commercial Developments
Our lawyers can handle development projects through all phases. We can assist with the contract to acquire property, either as a direct purchase or as an option, and to form a limited liability company (LLC) for that purpose. After success in planning and zoning, we can do ground leasing and follow the project through to its completion.
